A structured process, not a sales pitch

Every service Historycanvasx delivers starts with a structured intake consultation — typically 45 to 60 minutes in our Nkrumah Road office or over video call for clients based outside Mombasa. During that session we gather your objectives, timeline, and financial parameters, then map them against current market conditions. Nothing is assumed. You leave the consultation with a written summary of what we recommend, why, and what the expected timeline and cost look like. That document is yours to keep, share with a lawyer, or use to compare against other agents. We think transparent process is more useful than a confident-sounding promise.

The four services we deliver — and how each one works

Each service follows a defined workflow with clear milestones, documented outputs, and no ambiguous extras billed at the end.

Residential Sales

We handle the full sales cycle: market appraisal, professional photography, listing across our verified channels, buyer qualification, offer negotiation, and handover to your conveyancing advocate. We do not mark up legal fees or take referral fees from third-party professionals we recommend. Our commission is agreed in writing before any listing goes live.

Long-term Rentals

Tenant sourcing, credit screening, agreement drafting under Kenyan law, and post-signing handover documentation are all included in our letting fee. We also offer an optional property management add-on covering rent collection, maintenance coordination, and annual lease renewals — billed as a fixed monthly retainer, not a percentage that scales with rent increases.

Property Valuation

Our written valuation report covers the property's current open-market value, a 24-month comparable sales analysis, a condition assessment, and any factors that could affect mortgageability or resale value — including planning constraints, title anomalies, and infrastructure proximity. Reports are signed by a registered valuer and accepted by major Kenyan commercial banks.

Investment Consulting

We model acquisition scenarios using current rental yields, occupancy rate assumptions based on Coast tourism data, and estimated capital appreciation over three, five, and ten-year horizons. The output is a written brief — not a verbal conversation — that you can present to a lender, a co-investor, or a board. We do not manage funds and we do not act as a financial advisor under Kenyan securities law.

Where our services stop — and what that means for you

We are an agency, not a law firm and not a financial institution. We do not provide conveyancing services, draft sale agreements, or offer mortgage advice. For each of these, we maintain a list of independent Coast-based professionals we can refer you to — but we do not take referral fees, so our recommendations are based purely on track record. Final transaction timelines depend on the Mombasa Lands Registry processing speed, which is outside our control. We set realistic expectations at the start of every engagement and update you if external delays arise.
